Overview:

  • Real estate private equity firm with a focus on multifamily opportunities in Phoenix, Las Vegas & California markets
  • Formed in 2024 after successfully establishing and running the Southwest multifamily platform for a national private real estate firm, managing the entire cradle-to-grave investment process for 10 years as a key partner of the GP (2014-2024)
  • Locally-based platform leveraging boots-on-the-ground market knowledge and local acquisitions, asset management and construction management relationships to find and execute on attractive risk-adjusted multifamily investment opportunities

Objectives:

  • Boots-on-the-ground strategy leveraging local market expertise in conjunction with over 23 years experience operating within an institutional mindset
  • Professional-level execution of each business plan through established and proven processes and procedures (personally developed and widely adopted by prior, national real estate firm) at the asset & construction management fronts
  • Leverage established relationships to find exceptional acquisition opportunities for investors
  • Implement a dynamic and fluid approach to finding the best value available in multifamily investments at a given point in the cycle.  Carryover that same flexibility on existing investments when market and submarket dynamics justify revisions to original vision for each asset
  • Out-source 3rd party property management to established partners with extensive operating experience thus reducing operational risk and eliminating potential conflicts of interest while leveraging existing scale and efficiencies crucial to hiring best in-class staff

Target Criteria

  • Multifamily: Market-Rate, Value-Add & Core Plus
  • Markets: Phoenix, Las Vegas & California - principal's historically proven track record of success
  • Size: 30-300 units - assets with less competition and inherent market dislocations in values and operations
  • Vintage: opportunistic - minimizing operational risk on older assets with extensive diligence and capital infusions as necessary
  • Locations: demographic flight to quality - maximum upside and minimized risk.  Focus on population growth and job growth submarkets
  • Target Hold: 5 years+
  • Financing: Fixed-Rate - diminish cash flow uncertainty with conservative debt structures
