Investment Process

Sourcing/Offer/Negotiations

  • Local acquisition professional sources deals through established and proven channels.  Conducts extensive market diligence including touring property, comps and local area.  Creates business plan in accordance with local expertise and diligence
  • Proven ability to leverage local presence to grow necessary relationships for deal flow and execution in the prior 10-year track record within in targeted markets
    • 19 separate and distinct brokers in 3 markets across 22 acquisitions.  Three direct to owner acquisitions and one repeat seller/owner.  One JV execution with local owner due to prior relationship
    • Only two acquisitions via a fully marketed process due to extensive, existing relationships creating off market opportunities
    • Zero retrades due to extensive diligence prior to making an offer - credibility elicits opportunities in a competitive market

Evaluation/Due Diligence/Closing

  • Local, boots-on-the-ground, deal evaluation significantly reduces deal risk while limiting retrades which hurt market credibility.  Detailed underwriting analysis from the ground limits unforeseen operating and capital misses
  • Engages a local attorney (existing 10-year relationship) to work through PSA, Title and other legal issues
  • Thorough due diligence not only with arms-length 3rd party vendors but also with local property management, asset management & construction management team.  Engages local vendors with long-standing relationships providing expert insights and costs into potential deferred maintenance but also to fine tune renovation budgets
  • Work with local escrow office that knows the ins and outs of closing to work through local issues with zero problems

Business Plan Execution

  • Local asset management and construction management to oversee every aspect of the renovation and operating processes
  • Work with well established 3rd party property management companies that excel in a given submarket and in a specific asset class
  • Diligent and detailed review of operating and renovation accounts to ensure proper cash management

Disposition

  • Closely monitor market conditions to execute disposition at optimum time to maximize valuation and efficient use of equity that adheres with the original business plan philosophy
